Existing Buildings, New Purpose: A Structural Warranty Perspective on Conversions 

Converting an existing building into residential use is, on paper, an attractive proposition. It can unlock latent value in underused stock, reduce embodied carbon compared with demolition and rebuild, and often moves through planning more smoothly than a greenfield scheme. 

From where Advantage sits, however, arranging structural warranty cover for hundreds of conversion projects each year, the picture is more nuanced. A conversion is not a new build with a different starting point, it is a distinct discipline, governed by the condition, history and quirks of a structure someone else designed, often decades or centuries ago. 

Our role isn’t to apply a new-build checklist to an old building. It’s to understand what that building actually is, help the design team respond to it sensibly, and make sure what gets handed over performs structurally, thermally, and against moisture and fire for the full length of the warranty term and beyond. 

Know the Building Before You Design for It 

Most of the risk on a conversion is set long before the first fix goes in. Projects that go well are almost always the ones where the existing structure was properly interrogated at the outset, not assumed. 

That typically means: 

  • a structural condition survey covering the full building, not just the areas earmarked for major work 
  • close inspection of timbers, roof structure and foundations 
  • opening up enough of the fabric to understand what’s hidden, services, drainage, past alterations, and anything bricked up, boarded over or otherwise concealed 

Skip this step, and problems tend to surface at the worst possible point in the programme: mid-construction, once cost and time pressure make them far more expensive to fix. 

Structural Change and Load Redistribution 

Conversions almost always shift how load moves through a building, new floors, new openings, converted roof space, added plant. The warranty question isn’t whether the work is buildable; it’s whether the existing structure can safely carry the new pattern of loading, with a continuous, demonstrable load path from roof to foundation. 

 

Before we’re comfortable, we want to see clear answers to: 

  • What new loads are being introduced, and where? 
  • Which existing loadbearing elements are being altered, removed, or asked to do more? 
  • Are existing beams, joists, walls and foundations adequate under the revised loading, not the original design loading? 
  • Where could load become concentrated in ways the original structure was never intended to handle? 
  • How will new structural elements interact with old ones, given differences in stiffness and the potential for differential movement? 

Where the evidence doesn’t stack up, that’s not a reason to walk away from the scheme it’s a signal that targeted strengthening or replacement needs to be designed in from the start, not retrofitted once problems appear. 

 

Existing Timber: Retain with Eyes Open 

Timber is often central to the character of a conversion and often the single biggest source of risk. Rot, insect attack, historic treatments, and simple age all affect whether existing timber can be trusted to do its job. 

We look at three things in particular: 

Condition, is there active decay, and has it been thoroughly assessed rather than just visually checked? Concealed decay behind new linings is one of the most common causes of later claims. 

Structural adequacy, can the timber, as it stands, carry the loads the new layout demands, or has age and decay already eaten into its margin? 

Environment, will the finished building keep timber dry and ventilated, or will new insulation, airtightness measures and linings trap moisture that decay thrives on? 

Retaining existing timber is often entirely reasonable, but it needs to be paired with a real strategy for ventilation and moisture control and where treatment is being relied on to deal with rot or infestation, we’ll typically expect an Insurance Backed Guarantee to sit behind it. 

 

Moisture: Think in Systems, Not Fixes 

Moisture is the most consistent cause of failure we see in converted buildings, and it rarely comes down to one bad detail, it’s usually a system that wasn’t considered as a whole. 

Areas we focus on include: 

  • whether a functioning damp proof course exists, and whether external ground levels risk bridging it 
  • whether proposed tanking or waterproofing is proportionate to the actual level of risk, and whether it’s designed for long-term maintenance, not just initial performance 
  • whether new internal linings are correctly separated and detailed to avoid trapping condensation against the existing structure 
  • whether voids, sub-floor spaces and basements are cleared of debris and properly ventilated 

Get this wrong, and the consequences are rarely visible at completion, damp tracking behind new linings, corrosion of fixings, decay in timbers already assumed to be sound. They surface later, as claims. 

 

Fire Compartmentation in Structures Never Designed for It 

Where a conversion creates multiple units within a single existing structure, fire separation becomes one of the most demanding technical challenges particularly because original construction was often never designed with compartmentation in mind. 

We look closely at: 

  • whether existing walls and floors can achieve, or be upgraded to achieve, the fire resistance the new layout requires 
  • continuity of protection at junctions between walls, floors and roofs 
  • fire-stopping around service penetrations 
  • concealed voids and cavities that could otherwise offer fire and smoke an unchecked route through the building 
  • whether smoke ventilation strategies have been designed without compromising the structural or weatherproofing integrity of the building 

These risks are almost always hidden within the finished construction. They tend not to show up until something goes wrong which is exactly why they need resolving at design stage, not discovered afterwards. 

 

Roofs: Evidence Before Retention 

The roof takes the most weathering of any element in the building, and decisions to retain rather than replace need to be backed by evidence, not optimism. As a general benchmark, we look for a minimum remaining service life of around 30 years for structural roof elements and 15 years for coverings, post-conversion. 

Key considerations include the condition and remaining life of coverings, the structural adequacy of rafters and joists under any new loading, resistance to water ingress at coverings and detailing, and the condition of junctions, parapets, chimneys, rooflights, flues. 

Where the evidence supports retention, that’s a perfectly sound route. Where it doesn’t, replacement is usually the safer long-term decision both for the building and for everyone relying on the warranty.
