GRADE 2 LISTED BUILDING, CUMBRIA
Private developers (Viaduct Hotel Limited) acquired the Viaduct Hotel in Workington, Cumbria, some 10 years ago, before taking the move to bring the stunning Grade 2 listed building back to life in recent months.
Under original plans devised several years ago, the developers planned to transform the building into luxury apartments, however, a stagnant market deterred progress. Recent negotiations with the local authority and a housing association identified a need for a supported living scheme for young people with learning difficulties.
Work at the three storey building in Working, Cumbria, began in July 2016. Discussions with heritage representatives has been ongoing throughout who have supported the historic conversion.
Viaduct Hotel Limited opted for the Advantage conversion warranty, designed specifically for this type of scheme. The Advantage team followed the five stage inspection process, liaising closely with the developers and visiting the site at key points in the development.
Pat Roe, Director at Viaduct Hotel Limited commented:
“We have had very few issues with this scheme which is remarkable considering the nature of the development. It has been a true team effort working with the heritage board, local authority as well as our professional team including Advantage.”
“Advantage has been a great asset to the scheme, working closely with our team and ensuring we meet all of our objectives throughout the project duration. We are collaborating with Advantage at a number of other sites and they are undoubtedly our preferred warrant provider of choice, offering a first class service that sets them apart in our industry.”
Creating a total of 16 apartments, upon completion on March the building will be handed over to HB Villages who will operate it alongside the local authority, supporting the needs of the target resident group.
